Summary:The Swedish housing market is continuing to reach all-time highs in price levels as well as big mortgages are being taken by consumers. To purchase an apartment in Sweden means that the consumer is buying a share of a co-op and from there is given the right of use of the specific apartment. Therefore, a purchase of an apartment leads to the costumer purchasing itself into the debt of the co-op. The main purpose of this study is to get an understanding of how consumers behave on housing market in Sweden and how price sensitive the consumer is with regards to the co-op’s debt situation. A hedonic regression model is used to estimate which characteristics of a good consumers prefer the most with the focus on how the debt level of a co-op affect the price of an apartment. This study is based on data considering sold apartments in the Umeå area during the time 20190101 – 20190831. The result of the study implies that the consumers are not valuating the debt in an undesirable way therefore willingness to pay do not decrease with a rising debt in a co-op.
