Special for existing buildings, few BIM models are developed for the use of maintenance management in existing buildings. Furthermore, there are no available 2D as-built drawings for the development of BIM models for the use of maintenance management. It is not easy to create the BIM models without the 2D as-built drawings of the existing building. In order to solve the above problem, the study proposes the approach for the development of BIM models created from point cloud data obtained from LIDAR for maintenance management. With the use of proposed approaches, BIM models can be developed manually and automatically. The proposed approach was then applied in the selected existing building case study to discuss the effectiveness of proposed approach in practice. Furthermore, the study identifies limitations of the development of BIM models created from point cloud manually and automatically.
