This not only result in many society problems, but also reduce the living quality of residents, the difficulties of getting extra lands for and the ineffectiveness of urban open space resulting from the high demand of dwelling is namely one of them. Given that the value of urban open space to the improvement of environment quality, effective management and planning approaches in order to bring out the maximum benefit of urban open space are necessary. The study demonstrates the idea of categorizing urban open space as “active open space,” “passive open space” and “farmland,” then valuating their benefits on “openness” and “naturalness” these two aspects through spatial hedonic Durbin model which is combined by hedonic price method that can be used to measure the intangible value of natural resources and spatial Durbin model that can be used to solve the problems of spatial independence in the housing data for Tainan City which its government has been promoted relevant policies for a period of time. According to the results, different categories of open space show their benefit on different aspects, active open space has benefit on both openness and naturalness, passive open space has obvious benefit on naturalness, but farmland only shows little benefit on openness, however, passive open space has the highest value among three kinds of urban open space in Tainan City under recent level. On the discrepancy of area in Tainan City, the residents in metropolitan life circle prefer active open space, while passive open space is comparatively liked by the residents in non-metropolitan life circle. If looking further to compare the benefit from green quality of vegetation in naturalness overall, we can tell that active open space has higher benefit when it is covered by lower green quality level of vegetation; conversely, when passive open space is covered by higher green quality level of vegetation, it will have higher benefit. However, from the standpoint of residents in metropolitan life circle and non-metropolitan life circle, they show different preference of green quality level on different categories of open space.
