Summary:碩士 === 國立屏東大學 === 不動產經營學系碩士班 === 107 ===   Land readjustment is substantial for accelerating comprehensive urban devel-opment, making land using economically, and creating mutual benefits between lo-cal governments and landowners. Through this way, local government obtains land for public facilities without compensation, and landowners obtain valuable land which might be used for the real estate market.   However, there may be some hidden problems such as landowners' rights ex-ploitating under the deliberate manipulation of land prices before and after land re-drawing. The purpose of this research is trying to improve objectivity and accuracy of land price estimation after land redrawing through analyzing real estate transac-tion data of Pingtung city from actual price registration system made by Department of Land Administration, MOI. The hedonic price method is used to obtain the ma-turity correction rate while the empirical model is created.   Through the empirical model, the maturity correction rate of this research is between 12% to 14% per year, and the revised period is 4 years. The result indicates the total price of this case after re-scoring is approximately the same as the total price model taking the logarithm, but the unit price model reveals underestimation after land redrawing.
