However, will the low birth rate has an impact on the housing consumption? And what is the impact of it? This study is to explore the impact of the choice of building types and the differences of purchasing-house preference.   After literature reviews, the questionnaires were compiled. There were 672 consumers of Kaohsiung and Pingtung completed the questionnaires by using convenience sampling. The quantitative analysis of the questionnaires was conducted through descriptive statistics, chi-square test, analysis of variance and paired-sample t test in order to realize the relationship between low birth rate and housing consumption.   The empirical result was including: Low birth rate might transform townhouse into apartment for consumers’ preferences, among them; the townhouse in Pingtung has decreased from 77.1% to 22.9% in the case of low birth rate. Homebuyers are new married (63.4%), followed by not-married (19.5%).The purpose of the first buyer (55.2%), followed by investor (26.9%);The type of real estate purchased was new constructed houses (46.1%), followed by existing houses (39.3%).The determinants of housing purchase were life cycle (26.3%), followed by housing price (25.7%).The public facilities needed for the apartment are gym, aerobics classroom (22.6%), followed by reading room (14.1%).On the contrary, the banquet hall and baking classroom were ignored.   The number of rooms, area, and demand of house purchases were decreasing with low birth rate. Room’s number are decreased from 3.52 to 2.82 in Kaohsiung, and decreased from 3.78 to 3.03 in Pingtung. The average of area were decreased from 2.85 to 2.37 in Kaohsiung, and decreased from 3.09 to 2.50 in Pingtung.   Although rent a house or select a superficies housing instead of buying a house was increasing with low birth rate. But consumers of Kaohsiung (70.4%), Pingtung (70.6%) would not choose rent to own, the reason was that they wanted own house. And consumers of Kaohsiung (75.7%), Pingtung(71.9%) would not select a superficies housing .The reason was that they needed return at the end of the period.
