Description
Summary:碩士 === 國立高雄科技大學 === 營建工程系 === 107 === Management Master Peter Ferdinand Drucker said: Performance assessment is actually very difficult. This research tried to find out the difference in productivity between the two contractors in the same scale project, adding canopy on a railway station platforms, and the real reason for the poor performance of the contractor. The objective was to find why the underperformance of the contractor and to estimate the warning factor to detect problems in advance and assist the contractor in solving the problem. The research methodologies were using literature review, performance assessment, productivity research, systems thinking, and informal interviews. The research found that the differences in contractors' productivity are reflected in the following six aspects: (1) engineering achievements and experience, (2) bid amount, (3) quality management, (4) safety management, (5) input of manpower, and (6) quality of workers. . After the research, it was found that the productivity of contractor A was poor because contractor A did not have such engineering achievements and experience. The complexity of the project was underestimated before bidding, but the ability to manage after low-priced bidding failed, which affected its productivity. After the research, it is found that the fundamental reason for the poor performance of the contractors is that the leaders do not pay attention to personal mastery and the immature mental model - including the defects of "invert target and vicious competition", contractors must pay attention to self-transcendence and cultivate mature Mental models, such as: (1) accumulated engineering experience, (2) no low price bidding, (3) emphasis on engineering planning, (4) implementation of project management, and (5) strengthening of education and training, can effectively solve the problem of poor performance . The warning factors estimated in the research are ranked according to their importance as follows: (1) not paying attention to contracts and specs; (2) workers are not professional (3) lack of workers (4) reworks (5) lack of materials. Railway companies must make good use of warning factors to detect problems in advance, assist contractors to solve problems, and avoid problems.
