碩士 === 國立中興大學 === 應用經濟學系所 === 107 === After the amendment of the Agricultural Development Act in 2000, farmhouses have sprung up in Taiwan for more than ten years. In many cases, the purpose of build or purchase farmhouses is for residential, there is much farmland not for agricultural used. This study analyzes farmland, the prices of housing and farmhouses, and researches the impact of farmland, building type of housing and the policy on the prices of farmhouses. This study collects the data of transactions and newbuilds for farmland, housing and farmhouses in five administrative regions, including Yilan County, Nantou County, Miaoli County, Taoyuan City and Hsinchu County, from July 2012 to June 2018, analyzed by fixed effects panel data regression. The result shows that the price of farmland outside the urban planning area has a positive impact on the prices of farmhouses. In terms of housing, the price of the townhouse which with the same building type as the farmhouse has a positive impact on the farmhouse, it shows that there is an alternative relationship between them. In terms of policy, when the regulations of farmhouse become stricter, it will lead to a decline in farmhouse prices.
