Real estate agencies are responsible for exchanging information of property transactions between buyers and sellers, and facilitate conclusion of the deal. Real estate agents must play an active role in engaging with buyers and sellers, and should be equipped with profound professional knowledge. Real estate intermediary industry is a highly competitive industry, influenced not only by economic cycles and government policies regarding real estate market, but also the operational performance of stores which is the key to impacting business performance of real estate agencies. There are many factors contributing to the operational efficiency of real estate agencies, this study explores the key success factors of the store operation of real estate agencies and aims to assist practitioners to conduct businesses in real estate intermediary industry efficiently.
This study analyzes the key success factors of the store operation of real estate agencies from the perspective of Resource-Based View, and then utilizes Delphi Method to extract key success factors. This study selects 27 successful practitioners from real estate agencies in Kaohsiung to form an expert group. Through multiple rounds of investigation of the expert group, this study identifies key success factors of the store operation of real estate agencies.
Research results show that the 10 key success factors of the store operation of real estate agencies are listed in order as follows: (1) Size of the company; (2) Brand effect; (3) Leadership styles; (4) Education and training for employees; (5) Marketing channels; (6) Corporate culture; (7) Capacity of management; (8) Compensation system; (9) Earning power; (10) Internal database of the company.
The results can serve as reference for practitioners of real estate agencies to carry out store operation, help practitioners master the key factors of store management and improve the operational efficiency of stores.
