The need for long-term care of the country’s social welfare policies is also increasing. The rise of residential homes for the elderly provides a comfortable, tranquil environment for accessibility, convenient places for leisure activities, care for health services and emergency relief. However, according to a survey of several private companies investing in business, the reason is that the construction requires a huge amount of capital. If real estate assets trust can be used to make good use of the wisdom of the elderly, the teaching classroom or technical service can be used to create revenue. Self-sufficiency creates a revenue-generating old man's paradise. It is based on the concept of sustainable development to achieve a happy and good national blueprint for development. This article first discusses the ageing of the population, the long-term lighting system, the residential homes for the elderly, the use of elderly intellectual resources, and the securitization of real estate, and then further analyzes the business model and securitization model of residential homes for the elderly, and uses the example of a case study of Guangfu New Village in Taichung City. Finally, make a conclusion and suggestions.
