For instance: • government’s prohibition of sales of public land bigger than 500 pings in Taipei City and New Taipei City, • implementation of selective credit control by the Central Bank, • implementation of Specifically Selected Goods and Services Tax (also known as Luxury Tax) by the Ministry of Finance, • Taipei City’s implementation of tax on luxury residential property, • the Ministry of the Interior’s implementation of Actual Price Registration, • the Ministry of Finance’s increase of the tax inspection on pre-sale housing and on transfer of orders, • increase of the current Governmental Assessed Land Value by the Department of Land Administration of Ministry of the Interior, • implementation of gross floor area control by the Construction and Planning Agency of Ministry of the Interior, • the Ministry of Finance’s adjustment of Non-Primary Residential Housing Tax, • tax base, • increased land holding tax rate, and • integrated housing and land tax system policy. Hsinchu City and County has reached to end the housing boom. In the near future, it is likely that the real estate market will enter into a restructuring period driven by the demand of principal residential consumers. The real estate industry of the Hsinchu area should customise and design unique products tailoring to different consumer groups. This can fulfil the full range of multi-level consumer demand created by market segmentation, differences in product design planning, etc. Under the strong employment fundamentals of the Hsinchu Science Park, the overall imbalance between supply and demand is not serious. Without major political or economical impacts in the near future, there should be a market correction towards stability.
