Summary: | 碩士 === 逢甲大學 === 土地管理學系 === 106 === In recent years, the number of new office buildings in Taichung has been increasing, which has attracted more and more attention from the market. However, no research institute has conducted a detailed market analysis of the office buildings in Taichung City, such as the factors affecting the rent of the office buildings, how the office buildings should be graded, and the relationship between the two.
In this study, compiled the office building classification mentioned by the research institutes, and drew up a set of classification methods suitable for Taichung office building. Through the literature review of the factors affecting the rent, this study used the hedonic price model with the relevant rental data collected from the real estate transaction price inquiry service network of the Ministry of the Interior.
Results indicated that Taichung office buildings are assessed by neighborhood characteristics, building characteristics, service characteristics, and other characteristics. Finally, divided into two levels: A and non-A. Most of the A-level office buildings come from the new supply in recent years, while most of the non-A-level office buildings are older ones. According to the three hedonic price models, the age of the house and the total rental area are significant variables. Nevertheless, All the factors are influencing the two models: Taichung office buildings model and A-level office buildings models. On the other hand, the non-A-level office buildings model is not influenced by the rental floor and the furniture-free variables. Through the three hedonic price models established by the actual case substitution, the higher explanatory is Taichung A-level office building hedonic price model, which is closer to the market situation for inferring the recent office building rent.
