Summary: | 碩士 === 逢甲大學 === 土地管理學系 === 106 === Due to the provision of urban public facilities been unable kept pace with popu-lation growth, the Courtyard, a traditional type of residential building, has trans-formed into the collective housing which equipped the shared facilities such as under-ground parking lots, cesspools, and atrium gardens nowadays. However, most of the urban public facilities like parks, green areas, and elementary and junior-high schools in Taichung City have already been developed, the shared facilities in new condomin-ium still are provided in variety. What’s the household preference on shared facilities in condominium and the nearby homogenous public facilities? Which facility is pre-ferred by household? Those are the questions would be explored.
This study reviews literatures of the relationship between shared facilities in condominium and neighborhood public facilities, and the definition and measurement method of household preference. Then the author uses post-occupancy evalua-tion(POE) to analysis households preference on atrium garden, gymnasium, reading room, and parking lots in the condominium versus neighborhood park, small sports field in the elementary or junior-high school, regional libraries, and roadside (off road) parking lots in vicinity, based on three dimension factors including accessible, suffi-cient and comfortable, and ten index of walking distance, open hour, walking envi-ronment, size of area, number of facilities, regular maintenance, design of flow, tidy, safety and lighting ventilation.
This study selects ten condominium which accommodated 1,195 households in Taichung City and constructed by Fong-yi Group. Total of 423 valid questionnaires were collected. The results indicate that urban public facilities located in nearby meet more household needs than shared facilities even which are in accessible advantage. The number of residential units in condominium affects household preference in using shared facilities. There is no significant difference in household age, occupation, and number of family members while using shared facilities in condominium. When household is female, education level is under the national level, and the residence time is less than one year, whose satisfaction on various shared facilities in condominium is higher than other groups. The results imply the planning and design strategy of shared facilities in condominium for Fong-yi Group, and the reference for government to conduct regulations on condominium.
