To alleviate the problem, the government provides social housing for vulnerable groups as a temporary housing solution. While social housing is available to both vulnerable and non-vulnerable groups, there are differences in their current housing situations and choice of social housing unit types due to their respective household characteristics. It is therefore of paramount importance to delineate the behavioral differences among social housing applicants regarding their current housing situations and choice of social housing unit types. Using the Taichung Fengyuan Ankang social housing as a case study, this research gathered information about the social housing applicants using the questionnaire method. The non-vulnerable applicants are categorized as general households and the vulnerable applicants as vulnerable households. The investigation lasted from November 20 to 29, 2017. With the use of the chi-square test and independent sample T-test, the study analyzed the differences between the current housing situations and household characteristics among the general and vulnerable households, as well as the differences in variables using binary logistic regression. The study examined the impact of the current housing situations of the two groups on their choice of housing unit types. The result findings indicated that household characteristics such as marital status, employment, academic qualifications, age, monthly income, monthly rent, rent per ping and family size are factors that lead to significant differences in the current housing situations between general and vulnerable households, based on which the study explored whether they influence the behavior of general and vulnerable groups in their choosing of social housing unit types. In the binary logistic regression analysis, it is shown that the family size and marital status have significant influence on the choice of unit types among general and vulnerable groups. Every additional family member in a general household decreases the odds of it choosing a one-bedroom unit by 41%. Compared to married applicants, unmarried applicants are 30.8% more likely to opt for a one-bedroom unit. Every additional family member in a vulnerable household, however, only decreases the odds of it choosing a one-bedroom unit by 23.2%. Compared to married applicants,unmarried applicants are 43.6% more likely to opt for a one-bedroom unit, indicating that larger general households tend to favor larger units while vulnerable households tend to prefer units with a lower rent. And unmarried applicants are more likely to choose one-bedroom units compared to married applicants, showing that two-bedroom and three-bedroom units better satisfy the needs of large general households while one-bedroom units are a more favorable option for unmarried applicants and vulnerable households.
