Statistics of actual real estate transactions provided by the Department of Land Administration, Ministry of the Interior were used for analysis. Therefore, variables were derived from the statistics obtained. A regression analysis was implemented on the prices of real estate in Kinmen and a total of 677 transactions were selected for the study after deleting the entries with missing values and samples not meeting the criteria. To explore the factors that affect the real estate prices in Kinmen, we carried out literature review and set up a regression analysis model. The following conclusions were derived: 1. The following factors showed significant correlation with total property price: total floor area, land area transferred, prime zone, number of rooms and daytime student count of National Quemoy University reached 3,000 in 2013-14 academic year. “Property type” appeared to have weak level of significance; that is, although positive correlation is found between property type and price, the correlation is not significant. “Land area transferred” reached the level of significance, but the correlation is negative, and the “property above fifth floor” did not show any significant correlation with property price. 2. After the daytime student count at National Quemoy University surpassed 3,000 in 2013-14 academic year, the correlation between total property price and total property floor area reached the level of significance. Although the correlation between price and land area transferred also reached the level of significance, the correlation is negative, so is the number of rooms.
