The requirement for a real estate property is more than if there is sufficient space; it also involves the quality of the environment and the potential for future investment. When the problems encountered in the purchase of a real estate property become more sophisticated and more factors are taken into account, these factors tend to interrelate and affect each other, making it even more difficult for consumers to make a decision in real estate investment. This study seeks to gain better understanding of real estate buyers’ preferences and purchasing behavior through subjective and objective methods, helping the buyers to make the best choice and decision in real estate investment. By investigating the decision factors in real estate investment, this research intends to present appropriate investing strategies; Fuzzy Decision Making Trial and Evaluation Laboratory (DEMATEL) is applied to explore the complicated problems created by the real estate investment and decipher such issues as causality and key factors; Xindian District of New Taipei City is used a case study. Through banks, construction companies, and real estate agencies, expert interviews are conducted to acquire the data of the decision factors that influence the real estate investment. The research results indicate that the most important and critical dimension affecting real estate investment is the value of the real estate; what comes next are the real estate surroundings, overall economy, and real estate living conditions. The brand image of the real estate is influenced by the four dimensions above. Firstly, in determining the real estate investment value, the business opportunities brought by the real estate are the more prioritized criterion than its location. Next, the key criteria in assessing real estate surroundings are access of transportation and existence of undesirable facilities, which are more important criteria than living conveniences. Finally, the prioritized criterion for real estate living conditions is the living quality, instead of the availability of parking space. This research will also provide the real estate agents with the results for future reference in deciding real estate selection, development, operation, and investment.
