In terms of the accommodation, numerous backpacker and youth hostels have appeared one after the other.
This study is based on youth hostel, having young people as the target customer group. Due to the economic capability of the guests, beds are mostly the sales unit, and open areas such as public kitchen and social lounge are provided so that the travelers from different places can gather together and share their distinctive travel experiences. Thus, this study collected information from the market demand and supply perspective and used a building on Yu-Ai Street in Tainan City as the case study so as to assess the market feasibility and financial viability of establishing youth hostels in Tainan City. The main research purposes of this paper are: 1. To learn the recent development of the tourism industry and youth hostels in Tainan; 2. Through literature review, to explore issues related to youth hostel market; 3. To collect information from the perspective of demand and supply of the youth hostel market through deep interviews and study the market feasibility; 4. To plan the market positioning based on the market feasibility and financial viability of the case and to provide the results of this analysis as a future reference.
For this study, we had a youth hostel demand interview and analysis, where we learned that tourists who stayed in youth hostels are mostly in self-service travels, around 20 – 30 years old, and mostly females. The reason why they chose Tainan as their travel destination was because Tainan is a location for relaxation with numerous cultural monuments, old houses, and snacks. In the interviews, it was found that most of the travelers stayed in touristic spots that are located in the city.
This study aimed to develop a youth hostel at 3F, No. 363, Yu-Ai Street in West Central District,with entrance and back door at Zunwang Road and Yu-Ai Road. This location is close to the commercial district, food court area and the relics of the Five Harbors, which is an excellent choice for touristic accommodation. This case shall use Hong Kong's early retro culture as the background, with the theme of the movie “2046”, and present the style of old Hong Kong. It is estimated to have 12 bedrooms, with a total capacity of 68 people. The price shall be around NT 600 – 700 per bed, with the customer base of travelers who stay in backpacker and youth hostel. In our financial analysis, the net present value (NPV) for the tenth year is NT$ 552,277 with the estimated normal expected income, while the internal rate of return (IRR) is 8.4%. The investment cost is about to be recovered in the 8th year. This study considers that the development of youth hostels is an executable business.
