Summary: | 碩士 === 華夏科技大學 === 資產與物業管理研究所 === 105 === Nowadays, property management industry becomes sustainable development in Taiwan, the reasons which include the owners and users of assembly residential buildings, business offices, and factory requiring the building public facilities and equipment to equip with the well maintenance and repair, and residents becoming paying more and more attention to the diversity and convenience of life services. Although there are regulations on the requirements of the property management companies and the contents of the work done by the property management companies, there are few studies on the current discussion of property management on-site employees in the country, and the research on the professional competency is even less.
In order to improve the on-site employees’ job performance, the study aims to establish the professional competency scale of on-site employees, which providing the property management company in on-site employees recruitment or education training, and making on-site employees fitter with the actual needs. The professional competency scale of on-site employees can be used as a judgment process to confirm the performance of on-site employees performance evaluation, to enhance the counseling and incentive mechanisms to enhance the quality of on-site employees, to achieve the standardization of the service and institutionalized, and then lead the property management market, healthy competition.
The object of this study are the affairs caretaker, the security guard, and cleaners, through Modified Delphi Method, we would collect the professional competency index of on-site employees, with the literature review and reference to the actual work of on-site employees for the production of preliminary expert questionnaire. And then the second expert questionnaire with the Likert scale to assess the importance of the indexes, and then select the consistency and tend to very important professional competency indexes. Continuing to establish the professional competency indexes of the scale of behavior by Behaviorally Anchored Rating Scales, and then establish a professional competency scale. The results show that the established professional competency scale can be applied to the performance evaluation of on-site employees, can also clearly come to the staff can be more progress, by comparing the income scale to on-site employees in Taipei, comparing and discussing the results. And it can improve the performance of the case, thereby enhancing the quality and effectiveness of property management.
