ways.
The first stage took Taipei, Taichung and Kaohsiung cities as
examples, through the discussing of their housing related variables to
examine whether they played a role in inhibition of real estate market.
Then through the unit price per square to learn whether there was any
impact on housing price.
Using event study method to show the inhibition of house price
policy of our government, can truly and effectively influence the real
estate market of Taipei, Taichung and Kaohsiung cities.
The second stage used methods of single test, VAR maximum lags,
Granger Causality test, impact response, forecast error variance
decomposition to analyze the relationship among housing price,
housing transaction and interest rate.
The results showed that the effect of interest rate for house prices
had a greater influence than the inhibition of house price policy of
government.
