Factors Influencing Housing Choices of the Elderly Persons in Taiwan

碩士 === 南臺科技大學 === 企業管理系 === 104 === Food, clothing, housing, transportation, education, and entertainment in Taiwan has been penetrated by markets and capitalism, among which the housing problem is the most unique, reflecting Taiwanese regard owning a house as the largest investment in life. Particularly, the resettlement of the elderly life is a big social problem. Currently, with the rising of house prices, the issues of social housing have been currently-concerned. Besides, the reconstruction plans of appropriate housing and the occupancy condition of health village also become one of the elements that the elderly choose to live. In this study, demographic variables, economic factors, health factors, and the above-mentioned three kinds of housing are adopted as the research hypotheses. In addition, the statistical analysis with the SPSS statistical software is used, including reliability analysis, validity analysis, descriptive statistical analysis, linear regression analysis, one-way variance analysis, and independent samples t-test, to assess the factors how the elderly in Taiwan choice housing. The results are shown as follows： 1.For appropriate housing： The elderly choosing appropriate housing are most high-income earners since they are capable of affording the cost of house renovation project. Further, they tend to directly construct accessible space in their own homes. Affected by the view of filial piety, most elderly think their children should live in the appropriate housing with them. 2.For health village： It is speculated according to occupational categories that most the elderly selecting health village are high-income earners, even richer than the elderly selecting appropriate housing. Both they and their children regard comfortable life and environmental performance and share knowledge and skills with each other. They want to use services and facilities provided in the health village with their children. 3.For social housing： Most the elderly selecting social housing are low-income persons and tend to live alone. They pay attention to welfare measures promoted by the government so that they lease social housing from the government.
