It used to be one house per family or family unit living culture have been gradually evolve to residential complex , especially the metropolitan area. Most of the new apartment building could provide for 10 -1000 families. Because of the changes of living culture therefore it need a service system to meet the demand. Therefore made the Security-Company transition to the Property-Management-Company, and the service from provide security to total souluction for property management service. Influenced by Chinese culture, the social status of Property-Management’s employees is not high. This had made the company hard to hire educated and skilled employees, but Industry still have a good development , Industry-related management technology is gradually accumulated and progress . By the way, Economic growth has also lead the property management industry been hailed as the most promising services. Property management industry is the human resource-oriented industries, We must use appropriate management techniques in order to break through the bottleneck for industry to develop , of which the greatest impact on this industry is the management organization , because the property management industry must employ a lot of manpower, employees need to manage by the management organizations, and also management organization is the main costs, in addition ,the management organization also affected the development speed and the market response time, For such characteristics of this industry, How to find the optimal organizational structure for this industry is the goals of this study. The result of this study is that, the most suitable organization for property management industry in Taiwan is amoeba organization, and it also explains the development phenomena in Taiwan property management industry. By the way it could provide the direction for the existing industry to reform their organization. 《Research design》 Three tissues structure analyzes, hierarchies, division system, amoebas. Applied for the property management industry in different enterprise scale, based on the real organizational structure, By the estimated cost, and analyze the differences at the advantages and disadvantages of the architecture, shaping the optimal organizational structure or design.
