However, some lands after the passage of several generations become a common property of some relative people, and due to the complicated relationship between the co-owners, these co-owners of co-owned lands result in idling, low developments, not effectively in using, managing, renting, dealing and so on. Above reasons not only affect the rights and interests of co-owners, but also hinder the socio-economic developments. What’s more, some related and controversial issues are also derived. Not all of the co-owners can totally understand the related laws, the regulations and the managements of co-owned lands division, so they cannot request for land division regularly. What’s worse, the co-owners, due to different needs, cannot agree with all the requests. Therefore, this study takes a participated case, land division of Douliu Paul Zhuang Village as an example to discuss the procedures and controversy of co-owned land division. With the discussion of the real case, this paper collated the documents of the relative information and the relevant processes before, in the middle of, and after the litigation. Secondly, land division procedures can be more smooth and fair if professionals are involved in during the period of the land division, intercourse coordination, as well as real estate professional valuation. It is expected that this study can provide co-owners a more equitable and efficient division of the co-owned lands, eliminate the disputes and enhance the effective uses of the lands.
