By collecting actual suite pricing data to analyze pricing differences among different street of the town, the study use nine factors, including year, unit size, public amenities size, total unit size, the total selling price, the price per unit, having management operation, height of building, road width of the building, the number of building sides facing roads, and location. Analyzing price differences between actual data and model simulation data, the study find out influential factors of housing price. Identify the impact of housing price variables; use models feature rates further validate the best hedonic price function patterns. The empirical results show, both property size and amenity area size in related to housing price show upward and downward opening of the conic opening patterns. Suite with relatively small size enjoy price premium due to availability of utility and benefits. With the increasing in housing size, of course, housing prices are gradually rising. Furthermore, with the increasing size of public amenity; housing prices also go higher, which indicate general public prefer property with greater public area. However, when the public area exceeds certain level, price gradually decreased. In addition, age, height, road width, road number, and prime location have significant positive impact on house prices. By contrast, total number of floors and the presence of shops are showing significant negative impact on housing prices. In addition, in floor utility ratio effectiveness analysis, effectiveness ratio on the second floor is the second lowest of the entire building follow by forth floor. Third floor has the lowest effectiveness ratio and increased accordingly with the fourth floor and up.
