Description
Summary:碩士 === 逢甲大學 === 財稅學系 === 104 === Housing price has been the major indicators of the national economy, and it’s even clear after 2008 financial crisis. Howerer, the discussion between housing price and income inequality have been mentioned in the same breath for a long time to scholars but the results are diverged. The purpose of this research is to find out the causality relationship between housing price and income inequality. This study uses housing prices index and two kinds of income inequality indicators which include the Gini coefficient and income quintiles to analyze the exactly relationship between housing prices and income inequality. The vector autoregression model and Granger causality test have been applied in this study. The data of the major cities and whole countries from United States, United Kindom, Japan and Taiwan are investigated as the empirical subjects. The empirical results shows that the increase of income inequality will cause housing prices soaring in London and New York, and the rising of house prices will cause income inequality in United States, which is slightly out of the previous literature. However, the empirical result from Taiwan and the UK shows that housing prices are not related to income inequality.
