In 2014 with respect to 2013, the transfer number of foreclosures decline 26.83%, and in the same period Taichung city decline 32.8%. This study would explore the factors affecting the auction price, when the period is during the recession of auction market. In this paper, use the Hedonic Price Theory to find out the factors that influence the auction price of detached house. The data include all districts in Taichung city. The period is from January 2011 to December 2014. After data compilation and initial screening, which does not include non-final walk-through, bungalows, cottages and non-residential usage. Then using DFFITS method to delete outliers. The result show that the house area and land area, square of house area and square of land area, age, the present value of land, unregistered additional construction area, floor, auction times, whether located in downtown and the nearest school within 500m~1000m will significantly influence the auction price.
