Because not all volunteers participating in this construction project have a civil engineering or architecture-related background, it is extremely important to carefully develop the schedule and the content of the project. It is also critical to set up a standardized construction procedure for timber structures in order to accommodate the different environments and conditions of the various construction sites. Accordingly, the study developed project procedures and work items for each target. Firstly, operation analysis was used to examine whether the construction sequence and progress are well bridged in each cooperative construction project. To improve the operation procedure and reduce the amount of time and money required, the work process was recorded, motions were analyzed and studied, and Therbligs Motion Analysis was performed. To optimize work efficiency, the study also worked on reducing not only the waiting time for foundation grouting and materials producing and processing but also the time spent on training the volunteers to use relevant machines and tools and to get them familiar with these machines and tools. Secondly, FMEA was performed to as much as possible take care of potential problems in advance, including a lack of quality control during construction, spending too much time or money, and possible hazards, and to minimize risks to an acceptable and reasonable level. This step is important for ensuring good control over the construction plan and/or schedule when building the timber structures; a lack of such control may cause poor coordination, error and neglect.
The study analyzed and summarized information collected from literature review, interviews, and a case survey, and the results are presented below :
1. Research Results : A cooperative construction model was established in which each case when implementing the project established a unified and standardized construction procedure. By understanding the relationship among the work items of each target in the preparation stage and the implementation stage as well as setting up key work points, problems related to wasting manpower, money, materials and resources can be minimized. On-site construction efficiency was also optimized by passing on construction techniques and making comprehensive preparations. The results presented here are useful for implementing other cooperative construction projects in the future.
2. Reducing Construction Quality Risks and Potential Risks : To attain the goal of key point management, FMEA was used to identify critical items in construction. For items with greater potential risks and risks of failure, handling methods were developed for construction management and control. The goal is to protect the quality of the final product from being affected by differences between construction sites, which may lead to reconstruction and waste of resources and money. Furthermore, because of the limited resources, manpower, machines and tools at the actual construction sites, resources have to be well controlled, and the focus of management should be on the critical construction items.
3. Providing Construction Quality Preventive Management : In accordance with the concept of implementing preventive quality management during the construction planning stage, in the construction planning stage the study first screened out possible problems that may arise during actual construction and simulated errors that may happen throughout the construction process to facilitate the development of corresponding or corrective measures. A concrete implementation procedure was also proposed. The basic construction plan, the major construction implementation operation plan, the construction operation manual, and the construction operation standards were prepared to allow the construction company to set up its construction preventive measures and to optimize management.
