Due to the requirement of estate agents increased, employees who tend to work in this industry rose markedly. Once the supply of estate agents exceeds the dam end, there are various reasons effect the real-estate agency on turnover intention. The aim of this research is to explore the relationship among leadership, organizational climate and job satisfaction on turnover intention. The questionnaire was conducted for data collection and the research subjects were 35 companies of each real-estate agency in Taichung City, including self-owned brand, regular systems and franchise systems. Provided 238 surveys and received 171 usable matched surveys from these agency ; data were analyzed by using SPSS, which included factor analysis, reliability and validity analysis, canonical analysis, hierarchical regression and descriptive statistics. Based on the empirical analysis of the collected data, the results showed that leadership has a positive effect on organizational climate and job satisfaction ; however, it has a negative effect on turnover intention. Beside, organizational climate has a positive effect on job satisfaction. Interestingly, organizational climate and job satisfaction have a negative effect on turnover intention. Last but not least, this research also explore the practice meaning of the result.
