Summary: | 碩士 === 國立高雄大學 === 創意設計與建築學系碩士班 === 103 === It is obviously that the Petrochemical industry had a great contribution to economy development to Taiwan , also, it derived pollution to environment, the safety problem for labors in Taiwan. Even though the Petrochemical industry economical production output value being occupied the first in our country, but still it cannot conceal the danger under the prosperity of industrial development. The petrochemical industry disputes continuously spread under the condition that health suffering the threat. Weather Petrochemical Zone migrate or not was generating controversy when gas explosion accident were happened in Kaohsiung, in 31 July, 2014. Ministry of Economic Affairs announced, with an official document described in 1993, Dashe Industrial Park of Kaohsiung coped with the issue of factory migration and industrial zone changed from A type - Special industrial Zone for polluted industry down to C type - light industrial Zone for none polluted industry. In this study, the range of research is Dashe Industrial Park of Kaohsiung. The aims of study is setup to investigate the possibility of land reuse after the Petrochemical Industry relocation, explored the demand for “Unregistered” factories, and evaluated with the “Unregistered” factories for other districts uses after the Zone Condemnation of Dashe district.
The study found, via the land supply and demand analysis, if the type A industrial zone was transformed to the type C industrial zone for mainly use, and 15% lots for A type, the type C industrial use on Dashe Industrial Park. Which could provide the Category 1 standard factory premises(200 plateau value) as 21 units, for Category 2 standard factory premises(300 plateau value) is 83 units, and Category 3 standard factory premises(500 plateau value) is 261 units. Reuse of Petroleum Industrial Park is enough to supply the “Unregistered” factories of Dashe district factories for migration, and can provide the “Unregistered” factories of the neighbor districts uses after Dashe district Zone Condemnation.Meanwhile, by means of Cost/Benefit Analysis, it was found that the research have applicability and financial feasibility under the simulation program of different ways to obtain the rights, property rights and the development of forms of usage.
