Assessment of Taiwan Developers'' Investment Risks in Mainland China

碩士 === 國立高雄第一科技大學 === 營建工程研究所 === 103 === In recent years, following the economic progress of mainland China and the close exchange across the Taiwan Strait, investments from Taiwan in the mainland have been increasing, including investments on real estate as well. Although Taiwan developers and builders already have extensive experiences in Taiwan, they face greater investment risks because of the lack of knowledge of laws and regulations on real estate development and characteristics of regional markets in the mainland. From the viewpoint of Taiwan businessmen, this study proposes four factors comprising 30 sub-factors for the required risk analysis and assessment for Taiwan developers heading for the mainland and engaging in real estate development investments. Because of the uncertainties in related information, it is suggested to use the fuzzy comprehensive evaluation method for systematic risk assessment that combines quantitative and qualitative aspects, so that the investors can ensure effectively the extent of overall risk involved in a development project and where the main risk lies, and, furthermore, decide on strategies as responses. Also, taking Chengdu, Sichuan as an example, the study collected ratings on each factor by practitioners for illustrating the method. The assessment results show that the overall risk is assessed at the “rather high” level, due to the effect of the political risk factor.
