This study apply qualitative research to explore the scope of leasing management and leasing performance of shopping mall, and verifies the factors that impact on leasing performance by qualitative research.
In this study, we choose the largest shopping mall in Ilan county of Taiwan as qualitative researched case and conceptualize the factors that impact on the performance of leasing management of shopping mall, and empirical test the confirmatory model of leasing performance we constructed from qualitative research mentioned above. With 50 valid questionnaires and hierarchical regression analysis, the results have shown that the conditions of shopping malls, intangible resources and organization competences have positively impact on leasing management performance of shopping mall. Finally, the customer attraction and market operating capacity have no significant moderating effect on the performance of leasing management.
