The empirical results show that property prices decrease by 280,000 NTD dollars if the ‘the network distance to high school’increases by one kilometer.Moreover, the one-percentincrease in ‘pupil-teacher ratio 1’ (full-time teachers) and in ‘pupil-teacher ratio 2’ (full-time and part-time teachers) lead to the increases of 20,060 and 52,860 NTD dollars, respectively. Moreover, the application of interaction terms further reveals the different influence of location on property prices. Regression results show that, in New Taipei City,the increase of ‘the network distance to high school’by one kilometerdecreases the property prices in New Taipei Cityby 540,000 NTD dollars, but, on the contrary, increases the property prices in Taipei City by 210,000 NTD dollars. Also, the one-percent increase in ‘Pupil-teacher ratio 1’lowers the property prices in New Taipei City by 26,380 NTD dollars, but only pulls down the property prices in Taipei City by4,810 NTD dollars. Furthermore, it is noteworthy that if part-time teachers are included the number of teachers, the impact of the quality of senior high school (i.e. pupil-teacher ratio 2)on property prices would not differ across different cities.
