But Higher-order commercial activities are not evenly distributed in each city, not simply located in the more populous cities. What are the factors affecting the distribution of Higher-order commercial activities? In this study, We will first identify the factors that affect the establishment of Higher-order commercial activities through the literature review. Second, we will identify the most important factors of more than fifty thousand people in the city in western Taiwan (including Taipei, old Taichung city, old Kaohsiung city) through logistic regression. Finally, we will sort out the most important factor in the establishment of Higher-order commercial activities in western Taiwan. In this study, Higher-order commercial activity is defined as a legal body which is responsible for the overall, has many types of goods open-shelf to display, has higher unit price of goods, employ more than 50 people, offers many free services large business premises. As the railway station exists, the more population, the higher per capita income, the higher average premium, the farther distance from major cities, as the higher Probability of higher-order commercial activities appearing in the city in western Taiwan. "Population" is the most important predictor factor. For department stores, as railway stations exist in the city, the higher population, the higher per capita income, the higher average premium, the farther the distance from the main city, as the higher probability of the emergence of the department store. The most important predictors are "population" and "Interchange". The more the population, the higher the chance that the department store appearing. Interchange appearing, the department reduced the probability of occurrence. One of the most important predictors is "distance from the major city." The farther distance from the main city, the more likely it is a shopping center, presenting the phenomenon of traffic-shadow.
