There are five major stages include units delineation stage, business summary stage, business plan stage, the right transformation plan stage, project implementation phase. In the middle the existent risk factors may influence private implementers and related rights holders willingness to participate in urban renewal, and even influence an urban renewal promotion. This study focuses on the perspective of implementers of private investigate risk factors associated with urban renewal. Adopt literature review and questionnaire to recognize related risk factor and risk management general situation, the data are analyzed by two-dimension method and calculated risk expected value. Arrange risk factors the preface is according to the size of risk value. The top five risk factors were obtained as "B5. Lengthy development process" , "B7. Consent obtains the situation", "D9. The progress of renewal process" , "D4. Require input costs." and "B9. Presence of nail households" . And risk measures, risk and timing, and so do the results of cross-analysis to understand the current status of the domestic risk management. The study concluded that in order to avoid "schedule delay", "cost increase", "low quality" and "low credit" risk of the result occurred. Private implementers generally to "reduce risk" as the risk measures, to reduce risk of event generation, secondary as uses the "acceptable risk" to take the risk countermeasure. The ranking of risk causes at each stage and risk result were explored, that would helpful to understand risk causes in different project stages or risk results may caused by any risk causes . The thesis can be used in the risk management of building project very widely, for example, the identification of risk occurrence causes in project stages, the identification of relationship between risk occurrence causes and risk result, the fundamentals of risk analysis model, the suggestions of risk countermeasure and the reference of reformation in current situation of risk management in Taiwan.
