Summary: | 碩士 === 國立臺灣科技大學 === 建築系 === 102 === After the construction of new corporate headquarters, the financial department of corporations will usually build up a model that focuses on the management of facilities , in order to make facilities work successfully and reduce the occurrence of following problems. On the other hand, it is common that there are not sufficient professional about the facility management in corporations, and ,as a result ,their models of facilities management are lacking in integrity and efficiency .
As a result, the research purposes are : (1) Investigate the process of building a model for one company (2) Make a model for facilities management for corporate headquarters (3) Practice this model under one corporation’s situation.
To start with, this research practically involved in the process that is founding a facilities managing model with professional consultants for one corporate headquarter and found out the needs. Next, this research organized some essential items for managing checklists by the expert interview and the literature review. Furthermore, this research established a model for facilities management for corporate headquarters from the foregoing information. Finally, this research practiced this model under one corporation’s situation and concluded some effects of this model. To sum up, the 3 main results of this research are:
1.The processes about building a model of facilities management for company headquarters are : (1) Allocating appropriate manpower at right locations (2) Set rules and checklists for facilities management (3) Designating the facilities managers and estimating the management cost. (4) Recruiting the facilities managers (5) Setting the employees education and training plans (6) Setting the handover plans (7) Setting the relocating plans.
2.Throughout the case study and the literature review, this research organized the essential work items for facilities management and found out the essential items for facilities management from the expert interview. Then brought out 5 parts of the facilities managing model for corporate headquarters: (1) Reviewing the plan design of the corporate headquarter (2) Checking items on the checklists of facilities (3) Defining the managing items (4) Organizing the manpower structure (5) Estimating the cost of facilities management.
3.Throughout the practice of this model, it achieved 3 effects about facilities management: (1) The transparency of facilities checklists (2) The transparency of quality of service and management (3) According different needs, decide the responding managing processes.
