Summary:碩士 === 國立清華大學 === 工業工程與工程管理學系 === 102 === Real estate industry has experienced decades of development in both Taiwan and Mainland China, and its development models have similarities and differences due to the characteristics in market and system crossing Taiwan Strait. It plays an important role in the economy development, and there exists space of improvement in its development process. Lean management has been well developed in manufacturing and service industries, but it is rarely implemented in the real estate and/or construction industry. In this research, by comparing two leading real estate companies in Taiwan and Mainland China, their characteristics are investigated, and the benchmarking models in Hong Kong and USA are discussed. Based on processing reengineering philosophy, this study applies lean management to real estate development by using five lean principles of Value, Value Stream, Flow, Pull and Perfection. Significant improvement in business efficiency and profitability is expected by the analysis of value stream mapping for as-is and to-be processes. The results can serve as good references of the application of lean management in non-manufacturing industry.
