In order to encourage people to participate in the development of investment in older areas, the government adopted to apply for the urban renewal that related to building volume incentives, tax breaks, subsidies and other incentives for financial incentives to stimulate the public as update its own power. In this article, a story of the old residential areas near by the train station in the southern Taiwan as the research object, in order. To combine the urban renewal plan, the samples selected to limit the physical structure was built with the age of the house, and use the hedonic price method to analyze the impact on feature of real estate prices by the model of the regression analysis. This article will analyze the individual characteristics of each residential area that how many are effected of urban renewal and constructed variable made feature of the real estate that it shows decrease first and then increase of against the depreciation of the phenomenon whether it due to the time fluctuation or not. The results show the effect of Taichung, Tainan, Kaohsiung depreciation of the inverse is not large.And further geographically speaking, Taichung and Kaohsiung area real estate prices are affected by the effects of urban renewal except Tainan. Besides, compared to the southern regions and northern regions, the depreciation effect is inconsistent with the result of the report. The reason might be the place of the relationship that caused the differences.
