Summary: | 碩士 === 輔仁大學 === 統計資訊學系應用統計碩士在職專班 === 102 === The purpose of this research is to find out the key factors that influence the housing prices in Taipei. This research is based on the database of “Transactions in Real Estate Prices” from the Ministry of Interior, using electronic maps as an observation tool, focusing on existing homes in 12 districts of Taipei City, to build a regression model for housing prices, using existing homes individual and environment as the variables. By using Classification and Regression Tree (CART), we find out the interaction between independent variables, and combined it with the original variables in order to rebuild the regression model. The results clearly presented the relationship between the actual real-estate transaction prices and environmental facilities: the best buying locations are located within 500 meters to Ubike, 1000 meters to the MRT stations, and 3000 meters to sports centers. These locations will maintain or increase in value. The results also showed, housing located farther than 3000 meters from funeral homes and 1600 meters from temples do not show a decrease in value and difficulty in resale.
