The major task of this company is to verify that each facility building and those under construction inside the institution are adequate, and the maintenance management system is both effective and efficient since it affects the company’s production efficiency and quality image. In the life cycle of building facilities maintenance and management, the external wall structure will crack and age with time and the internal equipment facilities will become old and dysfunctional with daily use. Unexpected situations and recurrent failures could occur at any time, which could impact the production line and have a negative result for the company.Company A has its own preventive maintenance for building facilities maintenance and management. To consider the rapid aging and environmental changes of the buildings, this study adopts a “workflow management SOP facility maintenance” and “periodic maintenance” system to increase the durability and reliability which greatly benefit the life cycle of building equipment and maintenance. In this study, in addition to the study of literature, network information, the author combines his working experience and proposes that the method for strengthening the maintenance of building facilities should focus on building &; facilities management. Regarding the lack of work force due to human streamlining, it is necessary to increase staff and strengthen both maintenance and management. Final recommendations, by means of the study of authoritative literature on the subject including; “key factors of allocation of resources, “building facilities maintenance SOP workflow management”, and “ key factors to extend the lifespan of buildings”, were used as references to implement the management of building maintenance plan, execution &; supervision. In addition, the recognition on the importance of regular strengthening of knowledge and skills of maintenance management staff and personnel has been the principal benefit resulting from this study.
