Summary: | 碩士 === 中華大學 === 營建管理學系碩士在職專班 === 101 === Planning and excuiton of the facility management (FM) nowdays mostly depends upon the experience and knowledge of the technicians and the facility managers. Due to lack of the diagnostic documentation of the facilities, the technicians are unable to be aware of the problems that the previous technicians met when fixing the facilities. Facility maintenance management of school buildings is a complicated and difficult job. In addition to the original design data, maintenance personnels have to maintain documentation of the conditions of each facility. In reality, most facility maintenance records are kept in handwriting. The maintenance personnel have to inspect handwritten records and build the daily schedule of maintenance tasks manually. Nevertheless, the methods described above not only can’t fulfill the ideal facility management but also result in failure of the facilities and reduce the life-span of them. The information of facility maintenance integrated by building information modeling (BIM) can improve the efficiency of the facility maintenance management. The fundamental FM system of BIM can build up a system of tracking and managing assets and facilities, a procedure of facility management, and a schedule of preventive maintenance of minimizing the cost of operation and optimizing the consumption of manpower and materials. This study analyzes the advantages and the disadvantages of applying BIM to FM on campus, and collects current situation and problems of FM in high and elementary schools in Taiwan. Finally, gather and analyze statistics of applying BIM to FM of the school.
