In general, floor area incentive ratio is the greatest cause that induces urban renewal promoted by civil, and is the main factor that produces greater price of real estate. However, too many floor area incentive ratio has negative effect on the environment that makes the region to be crowded. Thus the aim of the study is to find the most suitable rate of floor area incentive . The data used in present study is adapted from the Construction and Planning Agency, Ministry of the Interior about urban regeneration, with a total 60 cases of urban renewal from 12 administrative districts in Taipei. The results showed that the real estate price of urban renewal is positive effects correlation to the number of building owner, land location, floor area incentive ratio, total floor area ratio. Furthermore, it is found that the most effective range set is below 20% by dividing the floor area incentive ratio into four brackets. With increasing the floor area incentive ratio, the real estate price of urban renewal decreased. Furthermore, the studies showed that most of the urban renewal would happen in area with high estate prices and complex person and property right of renewal unit interfere with urban renewal promoted. The increase of floor area ratio could increase the price of real estate in urban renewal. However, too much floor area incentive ratio is not the best way for urban renewal.
