Summary: | 碩士 === 國立屏東商業技術學院 === 國際企業所 === 100 === The aim of the research is to find out the factors that would influence the final bid on a foreclosed home. With reference to Taiwan’s foreclosed home information center, Tomin Real Estate Journal, foreclosed homes sold by Taiwan Kaohsiung District Court during the sampling period were chosen. After selecting, the data of 942 foreclosed townhouses in Kaohsiung City sold between 2009 and 2011 were used as the research targets. Regression analysis was applied to analyze the factors that would influence the final bid, including foreclosure characteristics (number of bidders, final walk-through, empty house) and housing characteristics (floor area, building area). The analysis results showed: (1) The factors influenced the final bid on foreclosed townhouses included: number of bidding times, land area, building area, offer of final walk-through and number of bidders; (2) The number of bidding times was negatively correlated with the final bid yet was positively correlated with the land area, building area and number of bidders; (3) Foreclosed homes that did not offer final walk-through often had regional and environmental advantages and thus had higher final bids as compared to foreclosed homes that offered final walk-through; (4) The correlation between the condition of the foreclosed homes and the final bids was not significant in the research.
It is hoped the research results may provide valid reference to people who are interested in the foreclosed home market and bases for future relative research.
