Urban regeneration enhances the value of existing real estate, also an opportunity for the financial industry. In the past, urban regeneration was mostly led by the government. Recently, the government policies support self-development by residents, increasing their chances of success. This paper explores residents’ own urban regeneration, which brings business opportunities as well as risks to the financial industry. In addition to analyzing the impact of financing issues of related procedures and regulations, the way to render the financing of urban regeneration feasible for the financial sector is also shown to facilitate the funding. As for banks, this paper may help the employees learn quickly and equipped with the ability to assess the residents-driven urban regeneration cases, control the financial risks, and ensure the security of loans of the bank.
