Survey of Family Income and Expenditure data, from 1984 to 2004, are employed in this study to analyze the housing affordability problem of Taiwanese households. It is found that both homeowner and renter are facing increased burden over the past two decades. The higher the household total income, the faster the income would rise and that will expand the gap between the rich and the poor. The trend of deteriorating housing affordability is prevalent over the entire income distribution: the lower the household income, the more serious of the household has to face the deterioration in particular. Through the OLS Regression and quantile regression models, findings of the study shows that covariates of head age, head’s education, spouse existing, household size, urban household and Taipei city are positively correlated with rent-to-income ratio, as for the renter that urban household and Taipei city are positively correlated with rent-to-income ratio. These evidences are in line with the increasing housing prices and the worsen income distribution. The trends between homeowner and renter are, however, different. These trends may bring income poor and housing poor together. This study use quantile regression analysis on housing affordability issue that is rare in the literature.
