At first, this study apply the Hedonic price theory to estimate housing prices of Changhua City, In future will provide related information to Homebuyers and business. For house price more transparent in Changhua City. According the literature review , we find out a few important variables , example: floor area, land area, road-width, age of house, road-relation, type of house, construction types, total floor ,zoning, location and station of distance. This research sample came from dept of land administration (M.O.I). The empirical results show that road-width is most important, second important is type of house, and use PCA find important factors, the most important is living spaces, second important is traffic inconvinces.
