Because of the real estate development and marketing are irreversible, so the investment in real estate development and marketing, have to go through the planning of land acquisition, the design of the building, the development of the construction and completion of construction, Until the final ad design and marketing finished then may get the profit.
The purpose of this study is to explore the relationship of real estate features and social networking for the correlation between real estate sales. The objectives as following :
First is to explore the important connotation of the location characteristics and community network of real estate marketing.
Second is to clarify the interaction between the differences of the geographical features and social networking.
Third is the understanding of area characteristics and social network correlation between the real estate marketing strategy.
Due to the characteristic analysis of real estate sites, we find out three cases that they are influenced by pricing、exploitation rate fee payment、market pricing etc. It explains commercial location types、industrial location pattern and residential location patterns . In the development process and even after construction completed .The land value was added by potential and the sales price forecast can be accepted by market.
Another advantage of consumers social network analysis, let us know how consumers determine their purchase intentions. We analyze the influence of characteristic factors for the real estate marketing, If we can clearly define community relations, the main factors and the location characteristics of the real estate marketing. It will offer real estate construction, development of information and confusion in the market a successful opportunity.
