Summary:碩士 === 開南大學 === 企業與創業管理學系 === 100 === Due to the rapid rate of the population aging in Taiwan, the government has put more focus on the elder-related issues, including the living quality and self-care of the elders. Since there are many types of senior housing in the market, it is necessary to develop strategies of sustainable development for the business of senior housing. The study employs the relative important relationship and mutual influence of “Decision Making Trial and Evaluation Laboratory” (DEMATEL) and “DEMATEL based Analytic Network Process” (DANP) to examine three high-priced five-star senior housing. It also attempts to explore the sub-factor of the three evaluation models of DEMATEL, DANP and VIKOR. By doing so, it aims to construct a complete evaluation model about how to operate a successful senior housing. The results show that there are four dimensions of interaction and self-feedback relationship. In the twelve evaluation criteria, experts and scholars believe that the most important factor is the staff productivity and then follow the market share and continuation rate of staff. In the selection of the optimal program , senior housing A is the closest to experts and scholars’ expectation and becomes the best choice from consumers.
