Description
Summary:碩士 === 逢甲大學 === 都市計畫所 === 100 === The objective of this research is set to explore the impact of mixed land use on housing price. The research hypotheses are twofold: first, the impact of intensity of mixed land use on housing prices in general; second, the impact of mixed land use at various spatial scales, namely, same-building, same-block, and neighboring-blocks, on housing prices in particular. The Xitun area, Taichung City is selected as the case study area. The housing price data set consisted of 409 samples is from a housing price survey was conducted in the period from 2009 to 2011. A hedonic price model is constructed and the housing prices are adjusted with the Box-Cox transformation. The research findings suggest that, first, mixed land use at in-building scale cause a decrease in housing price. On the contrary, housing prices rise with mixed land use at in-block scale as well as at neighboring-blocks scale.
