Description
Summary:碩士 === 中華大學 === 建築與都市計畫學系碩士班 === 100 === With the rise of economic development and the quality of life in recent years, people pay more attention to living quality. Therefore, they would focus on the sense of comfort and space in choosing their houses. In this viewpoint, we can see the myth that we regard being enormous is best from our ancestors. However, spatial proportion and scale for personal needs are seriously overlooked with this method. When users find housing does not meet the current status of their use, or exceed their requirement, they would start seeking other forms more suitable for their own conditions, which generates the process of movement. To save the time spent in choosing the housing and to select appropriate users for housing, it is necessary to understand the characteristics as well as suiting degree between users and housing. For many people question our government for not being able to control the trend of real state, Taiwan government is set to implement a luxury tax from 100 years in the Republic of China. The main purpose is to avoid improper business investment or speculation for making big fortunes. Hence, according to the current tax law of land, there are two standards for recognizing housing. One is “once in a lifetime,” which the other is “one house in a lifetime.”If the case is suitable for the former, the whole family, including yourself, spouse and minor relatives, can assign a house as personal use, with the right being used only once. The information mentioned above asserts that the house owner is supposed to take a stricter attitude toward choosing housing. After the bill is passed by Legislative Yuan, the difficulty will be raised if the residents want to change the residence at random. Therefore, it gains more prominence to further predict relative fitness between the housing and residence by existing mutual factors. This study will be based on Canonical Analysis, attempting to further predict fitness through existing variables between residents and housing According to the converted values, the distinctness of Canonical Analysis factors can be examined so as to testify the relative relationship. It is expected that, through individual requirements of residents and housing, the result can be predicted and variables will be quantified and evaluated by canonical analysis. In this way, the fitness can be examined so as that both space and users can both benefit ultimately.
