Investment in construction is an industry that plays a leading role in domestic economic development. This industry has not only influence on the upstreams, but also the ability to bring up national economic growth. In the past decades, real estate and construction industry in Taiwan has gone through ups and downs, some of the companies stood firmly, some failed but stands up soon, but also some companies depressed in the storm. Those who get through from the poor economy upholds faith and the idea of sustainable development, these help themselves grow steadily and keeps them away from the interference of either business cycle or policy system. Base on the faith, pulsation of the markets could be thoroughly analyzed; in the session of the construction business model, hardworking and carefulness in analyzing and decision making are the key to defend the force majeure factors in the environment.
In this research, the main operating mode of a construction company has divided into seven stages: land development, product positioning, sales marketing, planning and design, engineering management and after-sales service; brief introduction and further discussion is presented in order to emphasize the importance of each stage. Certainly, each company has its own expertise or strengths, depends on the operate tem or the leader’s decision-making. Base on the twenty-year work experience in Construction Company and theories conducted by professions, this research hopes to gain further help in management of invest in construction industry and real estate related business.
This research analyzes the market in Taipei area with the unique presale system used in Taiwan real estate market. The analysis verifies the key element in business mode, mainly base on two case companies that the researcher is familiar with. Company A is developing steadily, the reputation has risen in these years. Company B stands as a leader and pioneer comparing with both customers and peers; with years of professional practical experience, they proof their professional and robustness in a low tone, lead their customers to a right direction of choosing house by professional knowledge and explicit judgments.
From the performance of the sample case in this research, we can refer that the business model and strategic advantage has direct relationship. Moreover, the execution of strategy depends on a team’s mobility; therefore profession and management are both essential elements that lead the way to sustainable management. Based on the discussion of domestic construction company’s operating models, this research aims to identify common competitiveness in the industry and market operative niche; propose strategic ideas and suggestions toward future development of the industry; provide directions for construction industry to reach the goal of sustainable management.
