With this powerful demand and raising trend for the aging of population,the supply of nursing home is unable to meet the demand even getting worse! Government encourage positively to set up nursing home by private enterprise. They expect to rapidly meet the demand of society and environment by civil power. Due to be born in Puli and devote to management of service and blessing,I wish I could carry out my dream to set up a high-quality nursing home in the future. This research starts at Nantou Area’s nursing home,then visiting nursing home manager or related business owner,getting land information、building cost and reviewing other related data. After finance estimation、operation management and other side consideration,we could analysis finance situation for realizing whole operation in nursing home. We use “Our-own land fund”、”Renting land” and “Renting land or building” three investment projects to estimate by NPV、IRR and Recycle period three different methods. Besides,sensitivity analysis can realize project impact situation by important factors,and situation analysis can realize how to improve project progress. Based on finance analysis result,all three investment project have their investment value,but the highest return rate is renting nursing home. From sensitivity and situation analysis,we know the critical factors of worthy to invest in nursing home or not are nursing home price、personnel expense and living rate. Therefore,we need raise up living rate through operation management and quality control in strategic side,and also need control personnel cost and pricing mechanism in finance side. Depends on above methods can make this nursing home continuous forever.
