To achieve the above objective, a field survey on business activities in corner stores in downtown areas of Ilan City and Luodong Township was conducted, and business service survey results and announced current land value data were also incorporated into the analysis. The main conclusions were as follows: 1. Despite the difference in urban functions, most corner store business activities in downtown areas belong to the retailing, lodging and restaurant, and other services industries. This is mainly because these industries are relatively more closely related to our daily needs and consumptions. The services and products of these industries are more frequently needed, and there are also more stores providing these services or products. Under intense competition, providers of these services or products tend to set up stores on road/street corners where there is a higher traffic flow, a high pedestrian flow, and a high level of exposure to passers-by. Corner stores can help them attract more customers. 2. The size of road/street intersections is also a factor affecting corner store business activities. Financial and insurance, professional, scientific and technical services, support services, art, entertainment, and leisure services industries tend to choose corner stores located at larger road/street intersections. 3. Land value is another factor affecting corner store business activities. Regardless of store size (land area), industries whose services are less subject to store size have more advantages to set up service points at corner corners with high land values. Statistics show that the apparel and accessory retailing industry accounts for the largest ratio of high-value corner stores, followed by the restaurant industry. The communication devices retailing industry and beverages stores are in the third and fourth places respectively. The rest industries are food, beverage, and other good retailing, vegetable and fruit retailing, other food, beverage, and cigarette retailing, and clock, watch, and glasses retailing industries.
